That before-and-after difference is hard to ignore. A clay tile roof that was completely buried under dark algae and organic buildup - looking almost black from above - came out looking like the warm terracotta it was always meant to be. That's what a proper soft wash does.
A lot of homeowners assume a dark roof just means it's old. It's not. That dark discoloration is almost always algae, mold, or lichen that's taken hold over time. In South Florida's humid climate, it happens fast. The good news is it's completely removable - without touching a pressure washer.
That's the key thing here. High-pressure washing on clay or concrete tile can crack tiles, knock caps loose, and strip the surface coating that protects them. Soft washing uses low pressure combined with the right cleaning solution to kill the growth at the root and let it rinse away clean. The tile itself doesn't take any abuse.
We use this approach because it actually works long-term. Blasting a roof with pressure might look clean for a few weeks, but if the organic matter isn't treated and killed, it grows right back. Soft washing addresses the cause, not just the surface appearance. The results speak for themselves - and they last.
If your roof has that dark, dingy look going on, it's not a sign you need a new roof. It's a sign it needs a good soft wash. The underlying tile is almost always in great shape underneath all that buildup.
